Conveyancing

Conveyancing Solicitors in Romford, Essex

F Barnes have been providing conveyancing services since 1955 and first opened up as a conveyancing practice. We are experts in this field. We recognise that buying and selling your home can be a really stressful time and that what you want is a friendly and helpful solicitor to guide you through.

At F Barnes one person would be acting for you throughout your transaction, you will not have to suffer automated telephone systems and you will be able to talk to real people who are extremely experienced in conveyancing.

F Barnes are on the Conveyancing Quality Scheme (CQS) which means we have been accredited by the Law Society as providing a quality service. We are on all the major mortgage lender panels which means you do not have to get a separate solicitor to act on your behalf if you are having a mortgage.  We can act for both you and the lender, saving you additional expense.

As well as purchases and sales of freeholds we deal with leaseholds, leasehold extensions, transfer of equity, transfer of ownership and mortgages.

Over the years we are proud to have built up a very good reputation. A substantial amount of our work is through referrals, recommendations and reviews which allows us to work independently.

We do not have to rely on paying estate agents fees so that they refer clients to us; our clients come to us because of the service that we provide.

We offer an independent and personal service and we are with you every step of the way from the initial offer to the time you move in, this is reflected in our online client reviews.  Please see our pricing page for more details.

We also deal with commercial property, Landlord and Tenant (to include possession work) and our team of commercial lawyers can assist you..

Properties for Auction

Properties for auction require a different approach, our Martin Lawrence has a vast amount of experience in dealing with auction properties, working alongside various auction houses in dealing with both sales and purchases. Our firm offers a rapid and efficient service for a fixed fee.

When selling at auction we can prepare the auction pack on your behalf. We will obtain your title deeds and prepare the special conditions of sale to be published on the auctioneer’s website

When buying at auction, it is vital that as much preparation is carried out before the auction as possible. Once a bid has been successful and the ten percent deposit paid, the penalties for failing to complete can be severe and can mean that the ten percent deposit is forfeited. Legal packs should be vetted on your behalf prior to any bid which we can do in the timeframe required.
